The Bridge of Central Massachusetts Physical Plant Maintenance Technician in Worcester, Massachusetts

The Maintenance Technician is responsible for the overall physical plant of the building within their assigned territory.

  • Collaborate with the Property Manager to develop routine and preventative maintenance schedules for the properties in the territory that has been assigned, and perform the tasks identified within the established timelines.

  • Plan, initiate and execute projects, including understanding, interpretation and application of procedural directions.

  • Collaborate with the Property Manager to develop a painting schedule for each property in the territory that has been assigned. Ensure that the schedule conforms to the licensing schedule of each property.

  • Perform Inspections of assigned properties at least twice per year.

  • Perform turnovers for agency supported apartments and move-out inspections/repairs in group residences as needed.

  • Troubleshoot any repair/maintenance issues arising from the building’s utility systems, including: electrical, heating, air conditioning, ventilation, plumbing and fire protection.

  • Report all major maintenance/repair needs to the Property Manager or Director of Property Services. Work with Property Manager to coordinate schedule of repairs with vendors.

  • Perform interior and exterior repairs, painting and maintenance on assigned buildings in accordance with licensing schedule or other programmatic considerations

  • Assist programs with the installation of adaptive equipment, accessories and decorations as needed

  • Utilize interpersonal, organizational and communication skills to relate to stakeholders and vendors and complete work in a timely fashion.

  • Utilize the Property Services Software (WorXhub) to complete work orders assigned by the Property Manager and Program Staff.

  • Assist co-workers with landscaping and snow removal at all Alternatives properties as needed.

  • Ensure work is completed in compliance with funder re regulations: A.R.F., Quality Enhancement, DMH Licensing, Housing Authority standards.

  • Ensure that all residential properties meet the Massachusetts State Housing Quality Standards.

  • Ensure all properties meet local, state and federal building codes.

  • Purchase supplies necessary to complete maintenance service and repair assignments.

  • Assist the Property Services Department with event activities (set-up, take-down, clean-up, etc.) at Whitin Mill.

  • Work collaboratively with coworkers to ensure all Properties are well maintained and projects completed for the best interest of the Organization and people served.

  • Provide coverage for the monitoring and maintenance of the turbine as assigned, including ongoing remote monitoring.

  • Respond to emergency requests as required.

  • Participate in team meetings.

  • Perform other duties as assigned.

High School Diploma or GED and valid driver’s license; basic carpentry, electrical, and plumbing skills; working knowledge of safety procedures and building code regulations, willingness to achieve OSHA 10 certification and two years’ experience in facilities maintenance required.
