State of Massachusetts Building Maintenance Supv II in Tewksbury, Massachusetts

The Department of Mental Health (DMH) is seeking dynamic candidates to fill the position of Building maintenance Supervisor II. The selected candidate will be responsible foroverseeing and completing the upkeep, maintenance, and repair of the 13 state-owned community program houses in the Northeast Area of the Department of Mental Health. /_Duties and Responsibilities (these duties are a general summary and not all inclusive):_/ * Oversees and participates in the upkeep, maintenance, and repair of 13 properties and related structures within the Northeast Area of the Department of Mental Health * Supervises, plans, and lays out work to be completed by .5 Facility Service Worker. * Ensures all facilities meet DMH licensing standards. * Collaborates with provider program operations staff, provider facilities staff, and NE Area Office staff to identify, prioritize, and assign maintenance and preventative maintenance at all facilities. * Ensures current information is entered and maintained in Division of Capital Asset Management (DCAMM) Capital Asset Management Information System (CAMIS) database on all facility operating systems. * Oversees the contracted maintenance and preventative maintenance including fire alarm inspection, annual HVAC maintenance, upkeep of the gutters, grounds including mowing of lawns, snow, and ice removal. * Writes specifications for and estimates the costs of repairs, remodeling, or alterations to be completed by contractors and determine conformance of work to contractual obligations. * Collaborates with Management and Budget and Facilities Staff to ensure all State contracting and purchasing guidelines are met and operating/repair budget is maintained. * Maintains records on such matters as work progress, work completed, work orders, materials and equipment used, inventory and employee attendance. * Performs related duties such as adjusting heat and or air conditioning controls to maintain appropriate temperature. Requisitioning of supplies and equipment, reading and interpreting blueprints and sketches. * Supervises contracted functions to ensure specifications are met and quality work completed. * Makes inspection tours to ensure that buildings and appurtenances are properly secured, and that standards of safety, sanitation and cleanliness are properly maintained, and DMH licensing standards are met. * Performs related duties such as the requisitioning of supplies and equipment, and the maintenance of records and preparation of reports. /_Required Qualifications:_/ * Skill in the use of power and hand tools used in performing building maintenance. * Ability to perform basic household general maintenance and repair. * Knowledge and ability to perform standard preventive maintenance procedures used in connection with building structures. * Knowledge of the safety precautions and procedures followed in building maintenance. * Experience with equipment, materials and methods used in building custodial work. * Knowledge of the principles, practices, and techniques of supervision. * Ability to communicate with the public, clients, and staff respectfully and communicate effectively to same. * Capability to prepare written and oral reports. * The capacity to make decisions and act quickly in emergency situations. * Ability to analyze and determine the applicability of data, to draw conclusions and to make appropriate recommendations. * An aptitude of reading and interpreting documents such as plans, specifications, blueprints, and drawings. * Skilled at maintaining accurate records. * Ability to work independently. * Physical stamina and endurance. * Mechanical aptitude and manual dexterity. * General knowledge of procedures of buildings and grounds maintenance. /_Preferred Qualifications:_/ * Given the population served, bilingual or multilingual fluency. * Experience with building maintenance preferred * Massachusetts Handyman license preferred _DMH Mission Statement:_ The Department of Mental Health assures and provides access to services and supports to meet the mental health needs of individuals of all ages, enabling them to live, work and participate in their communities. Minimum Entrance Requirements: Applicants must have at least (A) three years of full-time, or equivalent part-time, experience in building maintenance, the major duties of which included (1) maintaining and/or repairing plumbing, electrical, heating, ventilating and/or air conditioning systems and/or (2) building custodial services and (B) of which at least one year must have been in a supervisory capacity.
