GREENFIELD Facilities Technician The Arbors at Greenfield is looking for a Facilities Technician to join our team. This is a part-time 24 hour position that requires weekend hours. Essential Functions Promotes the mission values and philosophy of the Arbors Provides exceptional customer service to every resident, family member and guest Performs routine maintenance under the direction of the Facilities Director for the residence property and grounds using the work order system and completes work orders within 24 hours (including snaking and unclogging toilets and drains as a priority to prevent further damage or flooding) Performs routine maintenance and repairs on the residence building systems and equipment in accordance with the preventative maintenance system in place, reducing the need to secure outdoor vendors for repairs as much as possible, thus promoting a sense of well-being and esthetic appeal for residents, families, staff and guests Provides housekeeping services as needed to maintain building cleanliness. Ensures work area is free of hazardous conditions and ensures safety rules and regulations are adhered Ensures the safety of the residents, staff members and guests in the building and outside the immediate area of the building to include sidewalks, and parking lot areas Completes sidewalk, emergency exit snow removal, and laying down salt and sand for safety, in all foot traffic areas around the building Inventories all maintenance and housekeeping supplies and store securely Provides vacation coverage for on call and in person, as needed for Facilities Director as needed. Possesses an understanding of all applicable life safety regulations Takes a team approach to performing duties Completes all in-service training requirements in accordance with Arbors Policy and Procedures and Executive Office of Elder Affairs training requirements, and attends monthly staff meetings As a Universal Worker performs duties required to enhance the resident\'s environment and of life Regular and reliable attendance is an essential function of this position Physical Requirements The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job. This job requires daily bending, lifting, walking, pushing, pulling, reaching, grasping, pinching, stooping, kneeling, twisting, using hands and arms in handling, positioning and moving and manipulating items, standing for long periods of time, ability to climb up and down ladders, must not have a fear of heights, able to use power tools safely along with large machinery, saws, snow blower, must be able to manually shovel all walkways on the property including snow/ice removal from all emergency exits around the property and be able to lift and carry up to 50 pounds. This position is performed in inclement weather, rain, ice, snow, hail, freezing rain, below freezing temperatures, high humidity, hot temperatures of 90 and above, both indoors and outdoors at all hours of the day and night. Skills Strong working knowledge of building systems, including mechanical, electrical, plumbing with a emphasis on HVAC.
