Job Description
Your Team
The primary role of this position is to represent Brookfield Properties Development (BPD) locally (Boston market), and to work closely with the Division President to accomplish the goals and objectives as outlined through an annual business plan and forecasted proformas. Initially, this position will focus on overall day-to-day management of South Weymouth (aka Union Point), and ultimately lead to development of an expanded business operation within the Boston, MA market.
Your Key Deliverables
Work in collaboration with the local team and partners and with the Division President so all parties know what the other is doing and divide tasks for maximum efficiency.
Optimize profits by facilitating the strategic plan, achieving forecasts, and ensuring success with our business partners.
Prepare agenda/material and attend all SRA, town council and town board meetings. Attend hearings for new zoning and entitlements and eventually proposed projects, present at hearings when appropriate, and maintain good relationships with elected officials and town staff and regulatory officials.
Manage the following functions for the division:
Community Relations
Establish and manage relationships with local stakeholders including existing residents.
Work with internal BPD team members, including Communications on all messaging.
Work with corporate marketing to create a schedule of events. Coordinate events and locations with on-going construction activities.
Land Development
Lead the development team to determine the scope and specifics of each project.
Manage the design teams (architects, consultants, engineers) including recommendation of firms for each project and performance of firms once selected.
Establish a cost estimate database for infrastructure and prepare budgets for annual infrastructure expenses.
Oversee budgets for each project: expenses tracked properly, management of soft costs.
Manage post-contract phases.
Cost Accounting
Assist/Manage local accounting team to facilitate timely processing of contracts, invoices comparing invoice to budget and alerting of any variances.
Assist with preparation of annual budget and monthly reviews of that budget.
Marketing
Establish and manage local marketing team (if appropriate).
Establish relationships with firms working on the NAS/Union Point project.
Facilitate meetings for collateral material and overall strategy.
Land Transfers from Navy
Support efforts to obtain remaining land from Navy.
Identify and help to manage firms for environmental remediation.
Gear up for development post-entitlements
Commence concept plans that maximize value-add and cost efficiency.
Source and short-list potential consultants, contractors, and partners for horizontal development and vertical construction.
Must Haves
Previous experience working in senior leadership or executive management level position
Strategic thought process with the ability to connect abstract concepts to identify business opportunities
Ability to solve difficult, complex problems and drive executive leadership decision making
Willingness to work through short and unexpected deadlines
Possess a strong business acumen; accomplishing objectives while considering all aspects of the broader business goals
Excellent ability to handle sensitive information
Strong leadership and organizational skills in thought and process
