Dana-Farber Cancer Institute Senior Construction Project Manager in Boston, Massachusetts
Reporting to the Director of Construction Management within the Division of Facilities Management and Real Estate (FMRE), the Construction Project Manager is responsible for managing, planning, building, operating, and maintaining facilities projects in support of the Dana-Farber Cancer Institute’s Mission, core values, and strategic plan.

Program Management
Programs, plans and manages various related construction and renovation projects as a consolidated program.
Participates in, initiates and facilitates meetings with department administrators and various departments/hospital occupants, to compile data for program requirements, comprised of multiple, inter-related design and construction projects.
Estimates program costs, develops schedules, determines interdependencies, and develops overall program plan.
Manages a group of projects as a cohesive program, ensuring overall program budget and schedule are maintained.
Project Management
Designs, drafts and documents various construction and renovation projects for DFCI in accordance with industry practice and departmental procedures.
Leads the hospital's administrators and user groups through the design of a project. Coordinates the planning, design and estimation activities with the user groups and designers. Coordinates technical design information to hospital personnel. Assures the sign off process is completed for the project.
Manages the selection of architectural, engineering and interior design consultants for building construction projects in accordance with departmental procedures.
Documents and reviews design criteria, contract documents, specifications, space requirements, and any costs associated with each project.
Coordinates design and construction to determine construction features desired for the completed project. Assures adherence to the design construction, schedule and budget for the respective projects.
Manages architects' and engineers' design efforts by incorporating the users and hospital's requirements into the design along with the associated price, time and space constraints.
Manages contractors' work activities to complete the project safely, on time, on budget, within the associated constraints and according to the design requirements and standards.
Develops project schedules with contractors and consultants, ensuring that schedules are continuously reviewed and revised as appropriate. Confers and coordinates the services of architects, engineers and contractors, throughout the entire construction process.
Assures compliance with state and federal construction codes/requirements and works with consultants and contractors to resolve problems. Investigates construction problems and works with contractors for solutions.
Works with contractors and consultants in developing project documentation, such as, owner's manuals and "as-built" plans. Works with the consultants and various departments/hospital occupants to develop documents consistent with the project objectives and budget. Distributes documents to appropriate hospital personnel.
Provides information, advice and guidance to other Project Managers, construction personnel, administrators and maintenance managers to avoid conflicts with other hospital, construction, operations or health care activities.
Communicates project requirements to departmental and operations managers, such as, space requirements, cost estimates and code compliance.
Advises and consults with Hospital occupants affected/inconvenienced by the construction and renovation of various projects, arranging for utility outages as necessary. Arranges for utility outages as necessary.
Contract Administration
Reviews and verifies consultant and contractor credentials, fee structures and experience as it relates to the project under consideration.
Evaluates architectural and engineering proposals, studies and reports information associated with projects. Studies, analyzes and evaluates fee proposals and architectural engineering studies, and reports on financial, technical and health care merit/qualities. Translates the information into lay person's terms. Reports information and related benefits to facilities and hospital personnel.
Analyzes contractor bids; consults and negotiates with bidders to assure that the scope of work is understood and the best price is obtained.
Assures that the services received match the funds being spent by the hospital.
Ensures timely payment for work performed.
Negotiates and recommends contract change orders, assuring price reasonableness for scope of services performed.
Workload Planning and Management
- Develops and maintains workload planning processes to ensure project management resources are cost effectively managed and adequately staffed to meet project workload requirements and the needs of the organization.
Manage Human Resources
Provides guidance and general direction for design and construction services, ensures accurate and timely production of work and the efficient and effective operation of the department including the formulation of operating policies and procedures.
Establishes and maintains effective management of all personnel including identifying staffing needs, hiring, training and development, evaluation and terminating.
Establishes and implements departmental performance standards. Measures performance against standards and initiates appropriate action when standards are not met. Investigates irregularities and policy violations and takes corrective actions in compliance with Human Resources policies and procedures.
Develops, implements and maintains a comprehensive restructuring processes to meet the institution's goals and objectives.
Reviews job descriptions and design and construction services functions to determine and implement needed changes such as reclassification, restructuring and promotions.
Maintains quality standards of the trade by keeping up-to-date on changes, new regulations, new standards and JCAHO requirements.
Communicates with allied health, consultants, skilled tradesmen, medical and administrative support staff, regularly, regarding construction projects in order to develop projects, resolve problems and obtain necessary information.
Maintains professional growth and development through attending in-services training, external seminars, activities/events to keep abreast of developments in the field.
Performs related duties as required.
A baccalaureate degree from an accredited school in Architecture, Engineering, or a related discipline is required. Experience in lieu of degree will be considered.
A minimum eight years civil engineering, architecture and construction project management experience is required. Minimum of four years experience in healthcare and/or research facilities is preferred.
Demonstrated knowledge of mechanical, electrical and civil engineering, practical concepts, interior design, and construction is required. Familiarity with healthcare design and construction codes and regulations is required.
Ability to read and understand architectural, construction, and interior design plans is required. Knowledge of Computer Automated Design programs (CAD), Microsoft Word, Excel, Powerpoint and MS Project is preferred.
Ability to oversee, schedule, coordinate and direct project activities, assign work, monitor work, and evaluate performance.
Ability to stand, stoop, bend and walk for prolonged periods of time in the process of performing the responsibilities of the position.
Effective verbal communication skills are required to work with management and various staff, and to direct various construction projects. Effective writing skills are required to maintain necessary project records, communicate legal and technical terms with contractors and consultants, and communicate project status and information to DFCI staff, executives and Trustees.
KNOWLEDGE, SKILLS, AND ABILITIES REQUIRED:
Familiarity or interest in CAD programs, various project management software programs, spreadsheets, databases, and graphics.
Ability to write technical reports, prepare and make presentations to groups.
Ability to plan, facilitate, and conduct meetings.
Ability to measure, evaluate, and communicate program performance.
Working knowledge of building, safety, and fire codes.
Basic knowledge of management practices.
Ability to influence decision making in operational and energy management areas without benefit of true supervisory responsibilities.
Oversee the work of consultants performing the work of the project.
