Position overview

Reporting to the CFO, the successful candidate will be responsible for developing, implementing and maintaining a standardized real estate asset management structure to maximize operating results and operational efficiency of individual assets. That structure will be developed and implemented in collaboration with both CDUS regional leadership teams and the corporate finance & accounting team. This is a position that is responsible for the national portfolio of assets developed by Skanska USA Commercial Development.

What you’ll do

Property and Asset Management

  • Develop a standardized procurement process for third party property managers. This will include developing a standardized national request for proposal (“RFP”) for property management services detailing the personnel and service expectations, financial reporting systems, contracting requirements, required trainings, etc. Work with each regional development team to review the RFP’s and determine the best property management solution for each asset.

  • Develop a CDUS standard and training program (similar to a five star hospitality training) which sets the performance and service standards for every level of the property staff (the third party managers, janitorial staff, building engineers, etc.) applicable to every asset in the portfolio. Ensure that the training is completed prior to turning over the asset to the third party manager upon completion of construction. Periodically update the training as necessary.

  • Develop a standard asset-level annual business plan format with input from regional development teams. Ensure that each third party manager completes the business plan in a timely fashion. Ensure that the quarterly reporting against those individual business plans is completed by the asset level property managers on time, is reviewed by each regional development team, and comports with the needs of the Accounting and Finance team.

  • Working collaboratively with:

  • Finance & Accounting - to establish and oversee operating and financial reporting requirements from third party property managers for all aspects of asset management. Ensure that each of the third party property managers are in full compliance with accounting standards. Review each monthly report for each asset to address any issues, concerns and/or material variances every month. Promptly address any open issues with the third party managers for resolution.

  • Legal - to develop and implement Skanska standards for all property management contracting, operations, and related legal notices (i.e., notices of default, notices of lease commencement, three day notices to pay or quit, etc.) and develop the protocols around each. Ensure that each third property manager is trained in those protocols and implements them consistently.

  • Environmental and Health Safety - to develop a standard for safety training and protocols for all third party managers.

  • Marketing and Communications - to develop a standard for marketing and communications training and protocols for all third party manager.

  • Regional Real Estate Development Offices - to develop a regional standard for budget assumptions related to capital improvements, tax increases, operating expenses, etc. both for acquisitions and dispositions. Ensure a seamless transition from construction to operations and serve as the main point of contact with property managers, tenants, partners, and lenders, while coordinating closely with the development teams on all asset management matters. Support due diligence and underwriting for potential acquisitions and assist with recapitalizations and asset divestments. Work with senior management and appraisers on asset valuations.

  • Review building plans and design with the regional offices to offer advice and counsel as it relates to the operational efficiency and safety of each new project.

  • Visit, inspect and report on the physical condition of each asset at least three times per year.

  • Promptly address all performance, service and/or personnel issues with regard to the on-site third party managers raised by the regional offices. Work collaboratively to drive immediate and necessary changes.

  • Participate in the selection of regional third party leasing and/or listing brokerages.

Education, Experience and Qualifications:

  • Bachelor’s degree required; preferably in Real Estate, Finance, Accounting, Engineering or a related discipline.

  • Minimum of 10+ years’ experience in property and asset management for Class A, prime market commercial, mixed use and/or multifamily properties.

  • Must have experience in managing a team of property managers over multiple assets, and preferably, in multiple regions.

  • Strong experience in Class A office and/or Class A multifamily rental operations, capital projects, and business planning.

  • Effective oral and written communication skills, including the ability to communicate to a wide range of audiences and to provide concise presentations and reports.

  • Self-starter that can work both independently and as a team member while keeping both senior management and peers apprised on a regular basis.

  • Must be attentive to detail, proactive, discreet and dependable.

  • Must be able to coordinate a variety of tasks simultaneously in a fast-paced environment while meeting deadlines and consistently follow-up to reach a successful conclusion.

  • Strategic and critical thinker with keen attention to detail.

  • Strong analytical skills and understanding of real estate investment fundamentals.

  • Advanced user of Microsoft Outlook, Word, Excel, and PowerPoint. Experience with Yardi, MRI, and Argus is preferred.

Additional:

Position requires up to 40% travel to offices and project sites. Some last minute travel required to address crisis issues. The goal would be to develop an appropriate in person and virtual meeting schedule.
